Two-country retail portfolio · site selection, lease book, occupancy cost and
benchmark intelligence · as at 22 October 2026
Illustrative demonstration. The shop-level portfolio figures in this dashboard are synthetic
and modelled to be internally consistent so the method can be demonstrated end to end. They are
not Swatch Group data. The market benchmark figures are real and each is sourced and dated.

Lease expiry wall — decision windows
Runway is months from 22 October 2026. A lease inside 12 months needs the decision now:
renew, renegotiate, relocate or exit. Colour marks the urgency band.

Status
Occupancy cost is annual rent plus service charge as a percentage of store sales.
Target bands are set by brand tier. This is the single number that decides whether a lease is
creating or destroying value.
Rent benchmark — and why the numbers differ
Four published Singapore benchmarks give four different prime rents. That is not an
error: Savills reports a net lettable basket, Knight Frank and Cushman report gross effective,
and Realion reports prime first storey only. A defensible negotiation position quotes the method,
not just the number.
